I've tried to be as accurate as I can, but I'm open for suggestions :)

For the rythm guitar, just play the chords we have seen before 
repeatedly (without the A9):

Now I hope I can explain the lead part well enough because it involves
MK-style finger picking. I'll start with the main tune first, and then 
add
some tips to ad some flavour.

We'll start with a little practice.
First of all the chords are the same, but played a bit different.
Try to position your fingers as below, but only play the note marked 
with * to
get familiar with the positions:
